The average rent for a two-bedroom apartment in the Ajah–Sangotedo axis of Lagos State rose to N3.3 million in 2025, according to the Lagos Residential Market Report 2025 by Edala Development. The figure represents a 313% increase from N800,000 recorded in 2020, with the report attributing the sharp rise to strong demand from professionals and families relocating to the fast-growing corridor under the Lekki Comprehensive Master Plan.
The report noted that two-bedroom apartments recorded the steepest growth, with rents ranging from N1.5 million to N5.5 million, while three-bedroom units averaged N3.9 million, up 290% over the same period. “The rental market in this area has expanded rapidly, offering affordable alternatives to the pricier Lekki Peninsula II,” the report stated, adding that rising infrastructure development, gated estates, and proximity to key institutions have continued to drive both rental and property value growth across the Ajah–Sangotedo corridor.
